About This Property

This beautiful Charentais-style manor house offers an exclusive and completely private setting for guests, enclosed within its private courtyard of centuries-old buildings, and accessed through a striking stone-arched gate.

In the quiet countryside of the Charente, the property offers a relaxed stay in the rural South West, while being within easy reach of the historic city of Angoulême, charming villages, amenities, and tourist attractions. Both Bergerac and Limoges airports are just over 100 km away, with several SNCF train stations within easy reach.

Guests can enjoy the unique setting on a truffle plantation, where the owner is happy to show you the 100 truffle trees on the estate!

EV charging is also available and payable on site within the gates of the property.

Ascending the main outdoor central staircase, you pass the first-floor terrace overlooking the courtyard before entering an elegant entrance hall with a magnificent curved staircase and chandelier.

To the left is the dining room, with a large table seating 10 guests. This room is perfect for entertaining large groups, thoughtfully laid out with sideboards and surfaces for serving. It boasts original features including a fireplace and exposed beams.

Adjacent to the dining room is the fully-fitted kitchen. It has a convenient breakfast counter with stools — a great extra space for dining or quick bites. The kitchen is well-equipped with a fridge freezer, a dishwasher, a waist-height oven, an induction hob, a microwave, and ample crockery for 10 guests. Small appliances include a kettle, a large filter coffee maker, a toaster and a blender.

The kitchen opens directly onto the sunny upper-floor terrace in front of the manor, where an outdoor dining table and parasol have been placed (not yet photographed).

An small sitting room with TV is on the second floor, although there are also Smart TVs also in every bedroom! There is also an assortment of board games available.

The property is equipped with high-speed fibre-optic Wi-Fi throughout.

There are four spacious bedrooms, each with an ensuite shower room and a Smart TV with Netflix.

On the ground floor, off the main hall is the twin, with an ensuite shower room and WC. This bedroom overlooks the pool and includes a small desk for working. It also has a sofa bed for extra flexibility.

Upstairs are two king-size double bedrooms, each with an additional single bed, and an ensuite shower room & WC. One of these has a compact dedicated workspace, and the other has a desk in the bedroom. These bedrooms have views over the truffle plantation to the back of the property.

The last king-sized bedroom is a self-contained studio, with its own kitchenette and laundry facilities. This is to the back of the property, with an entrance from the main hallway as well as from the back garden at ground level. Its kitchenette has a breakfast counter, a small hob, refrigerator, and microwave. The laundry facilities are also accessible from the outdoors, allowing other guests to use them easily. Both a washing machine and a tumble dryer are available.

All beds are 200 cm long and feature high-quality Tempur mattresses, with bed linen & bath towels provided. Both memory foam and classic pillows are also offered for each bedroom. Hair dryers and portable fans are provided. A cot, high chair, baby bathtub and other baby equipment is available.

OUTDOORS

The property is fully enclosed, providing complete privacy, and is accessed through an impressive stone-arched gate fitted with large character wooden doors, with an automated opening system.

The outdoor space is a generous 500 m² of both lush garden and gravelled areas, featuring a heated saltwater private pool, a large pool house, and a striking arcaded outbuilding opening onto the courtyard, which has a hot tub and an additional seating and dining area. There is also a terrace at the top of the manor’s staircase, just outside its main entrance, with views over the pool and courtyard (its outdoor furniture not yet photographed).

The 8 × 4 metre heated saltwater pool is surrounded by wooden decking and equipped with a convenient roller shutter cover, providing security while helping to maintain the water temperature. The pool is heated from May 30 to September 13. Its saltwater is gentler on the skin than traditional chlorine pools and ideal for guests with sensitivities or allergies.

Sun loungers and comfortable seating are provided for all guests, along with an outdoor dining table and a barbecue, set outside the charming stone & brick pool house. The barbecue is a versatile, modern wood-fired ‘brasero’ with grill and plancha. A starter supply of wood is provided. The pool house also has a refrigerator for added convenience, along with additional indoor seating in its cool, shaded interior.

The outbuildings provide pleasant spots for relaxing in the shade, with full views of the central courtyard and swimming pool. The largest outbuilding, steeped in the manor’s historic charm, features high ceilings with exposed beams, cool stone walls, and soft lighting — a welcoming space to unwind during the daytime or night-time.

A foosball table is provided, and four adult bicycles are available for guests to explore the surrounding area. Kindly let us know in advance if you would like to use these bicycles.

There are 3 private and gated parking spaces, and a reinforced socket for EV charging, its consumption payable on site.

AROUND THE AREA

The property enjoys a peaceful setting in the gentle Charente countryside, while being just a 10-minute drive from the region’s main cultural hub.

Angoulême sits on a hilltop above the River Charente, surrounded by its historic ramparts and home to the Cathédrale Saint-Pierre. It has many lively cafés and restaurants, and hosts a variety of events, including the Musiques Métisses world music festival in summer, the famous Circuit des Remparts classic car race in September, and the International Comics Festival in January.

The Charente River offers opportunity for water sports including kayaking, canoeing and paddle boarding. The Plan d’Eau de la Grande Prairie has a swimming beach, sailing school, and windsurfing opportunities.

The surrounding area offers a relaxed pace of life with quiet lanes, vineyards, and sunflower fields, as well as vineyards producing local specialities Cognac and Pineau des Charentes.

Further afield, Aubeterre-sur-Dronne, approximately one hour away, is officially listed among Les Plus Beaux Villages de France, while Villebois-Lavalette, around 40 minutes away, is a charming historic village known for its character and heritage. Its Château de Villebois-Lavalette offers panoramic views from its medieval fortress, while nearby Château de l’Oisellerie provides a glimpse of Renaissance architecture.
