Private Pool and Secluded by the River Dordogne

A charming Périgordian-style house tucked away in a secluded location, just a few kilometres from the River Dordogne and some of the region’s most fabulous sights.

Thanks to its elevated position, Le Coutal has spectacular views over the valley and a walnut orchard. Relax on its multiple terraces, make the most of its outdoor kitchen, and of course enjoy its private pool. Amenities including bakeries and supermarkets are a few minutes drive away in Saint Cyprien.

With a 3-star classification from the Office de Tourisme, the property is well furnished and comfortable, with air conditioning in two of the bedrooms.

Please note that unfortunately pets are not permitted at this property.

The ground floor welcomes you with a spacious open-plan sitting and dining area, which opens directly onto a large outdoor terrace with far-reaching views, an outdoor dining table and comfortable sofas.

The sitting room has comfortable sofas arranged around a fireplace set into a beautiful golden Périgord stone wall, with exposed oak beams overhead. There is a Smart TV with Netflix, Amazon Prime Video, and French TV channels. There is also a Bose sound system and fast wi-fi available at the property, as well as board games and books.

The indoor dining table seats 6 guests comfortably. The adjacent kitchen is well-equipped with an electric hob, oven, large fridge/freezer, a microwave, dishwasher, and plenty of small appliances including multiple coffee-making options. There is even a small wine fridge. A washing machine is also available. The kitchen leads directly to an additional terrace with outdoor kitchen, outdoor dining and a large gas plancha/griddle.

There is a small dedicated workspace on the ground floor beside the beautiful winding staircase.

Two of the three bedrooms are on the first floor. These are both doubles with king-size beds, room darkening curtains, and air-conditioning. One of these has a small ensuite shower room and basin. There is also a large family shower room on this floor with a basin and WC. An additional WC is on the ground floor.

There is a large sitting area just outside these bedrooms with views over the valley.

The third bedroom is an ante room, accessible only from one of the double bedrooms. It features a double and a single bed. This room has child-safe locks, a powerful fan, and a fly screen on the main window.

All bedrooms feature Egyptian cotton bed linen and extra pillows, with a complimentary linen change for stays of 2 weeks or more. Bath towels, pool towels, essential toiletries and hair dryers are provided, as well as portable fans. There is also a ceiling fan in one of the first floor double bedrooms.

A cot and high chair, toys and other children’s items including a stair gate can be made available upon request.

OUTDOORS : 

The outdoor spaces are a real highlight, with a large covered terrace overlooking far-reaching views over the valley and a walnut orchard. On this terrace, enjoy both a large outdoor sofa, and a wooden dining table seating 6 guests. This terrace is directly accessible from the indoor sitting and dining area.

The private pool measures 8×4 metres with easy steps for entry, and is surrounded by a patio with sun loungers and parasols. The patio is fully fenced, and pool toys are also provided.

There is an additional covered terrace for outdoor dining, with an outdoor kitchen. Directly accessible from the indoor kitchen, it features a large refrigerator, running water, plenty of worktop and storage space, and a fabulous large gas plancha/griddle.

The house enjoys a private setting, with no properties overlooking it. Surrounded by woodland, large areas of lawn and flowering plants, it has a total outdoor space of 1.25 acres (0.5 hectares).

Enjoy the hammock on a quiet afternoon! Or the benches and other seating on the edge of the woodland.

Private parking is available on site for 4 vehicles.

The property is ideally located just a few kilometres from the River Dordogne, in a sought after location for sightseeing and water sports.

Enjoy three villages designated as some of France’s “Most Beautiful” all within 25 minutes drive, including the iconic La Roque-Gageac nestled beneath a dramatic cliff face, Beynac-et-Cazenac with its medieval castle that played an important role in the 100 years’ war, and Domme perched high above the river with spectacular views over the Dordogne valley.

Nearest airports include Bergerac (EGC) 45 minutes, Brive-Souillac (BVE) 60 minutes, and even Bordeaux, Toulouse and Limoges all within an approximate 2-hour drive.
