Villa Lucia, secluded, with private pool and air conditioning

Step into a world of French elegance and timeless charm at this remarkable villa, featuring a private pool, expansive garden, and beautiful antique interiors.

This historic house is full of character, with many walls dating back to the 13th century. It was originally a Relais de Poste, a stop where travellers could rest and change horses along the postal and coaching routes.

The property is private and secluded, with the exception of one house across the small country lane where the Owners reside during the summer. Villa Lucia is the Owners’ main residence for most of the year, and as such contains many personal items.

Note that the property has air conditioning in the two upper floor bedrooms and the large living spaces.

Villa Lucia is located just 3 kilometres from the River Garonne, and surrounded by quaint countryside villages and spectacular landscapes. But it’s also just minutes from the large regional centre of Agen, offering a large variety of shops, facilities, restaurants, supermarkets, and even golf clubs, stadiums and a SNCF train station for convenient day trips during your stay.

This part of the region enjoys exceptionally dark skies. Guests are welcome to use the high-quality telescope to make the most of the clear countryside night sky.

As you enter the house, the main lounge captivates, with elegant antique furnishings, ornate chandeliers, and hardwood floors, complemented by floor-to-ceiling glass doors and windows that bathe the room in natural light.

This open space flows into the dining areas. The antique dining table seats 6 guests, and a secondary dining area is on an adjacent outdoor balcony terrace, offering views over the garden and pool below.

There is an additional sitting room around the corner with an extra large flat-screen Satellite TV, with English & French channels, and a DVD player. This room also has floor-to-ceiling glass doors that lead to the outdoor dining area. Up the spiral staircase there is another sitting room on a mezzanine over the main lounge. This space features a desk with a comfortable chair for use as a quiet working space.

The well-equipped kitchen has 2 waist-height ovens, a gas hob, a large fridge freezer, a microwave and many small appliances including a kettle and Nespresso coffee machine, and ample high quality crockery.

There is a WC on the ground floor. There is a washing machine, iron & board and cleaning supplies available.

Wifi is installed at the property.

The first spacious double bedroom is down the hallway from the lounge areas, with high ceilings and a window overlooking the garden towards the pool. Its elegance is absolutely striking, with antique furnishings and a calm, inviting atmosphere.

Adjacent is a large shower room featuring a walk-in shower with a rainforest shower head, ample storage, and even a dedicated makeup area by the window overlooking the back garden.

A staircase from the first bedroom leads down to the second. For privacy, there is a door at the bottom of the stairs, as well as a separate door to the bedroom itself. This double offers direct access to the garden and a walk-in closet with changing area.

Adjacent is another shower room, featuring a corner shower, a large sink set into a blue countertop, and ample storage space.

Both bedrooms feature desks for working, elegant furnishings, extra seating, exposed stone walls, and warm coloured stone tiles softened with rugs.

The third double is reached via the spiral staircase, passing another sitting area on the upper floor. It features double doors that open onto a generously sized upper wooden deck with seating, offering views of one of the house’s historic turrets and the garden beyond. This room also has a washbasin for convenience.

OUTDOORS

The main feature is the large 11 x 5m swimming pool, with integral steps to enter. It’s surrounded by a beautiful tiled patio, furnished with chaise lounge chairs and parasols. During the summertime, the pool enjoys full sunshine all day long.

Adjacent to the pool is a trellis with a small table and chairs, shaded by climbing vines. Around the corner is a convient kitchenette, equipped with a sink, small refrigerator, microwave, kettle, and some crockery, with plenty of space to store and prepare food for the poolside.

The surrounding garden is expansive, at 3 hectares, or 7.5 acres. It has large maintained lawn areas, and also areas of shaded forest, also owned by the villa, offering peaceful walking paths and privacy.

Up the large stone staircase, there are additional tables, as well as a charcoal barbecue, overlooking a graceful mature olive tree. This dining area is adjacent to the doors leading to the indoor lounge rooms.

A ping pong table is available for Guests.
