The property features a modern fitted kitchen with high-end appliances and granite worktops, adjacent to a large open-plan dining area. The kitchen has a dishwasher, microwave, a waist-height oven and a great selection of small appliances including an espresso machine, kettle, toaster and more. The large refrigerator has a cold water dispenser and there is a small breakfast table in the kitchen over looking the views.

The stylish indoor dining table comfortably seats 8 guests and has direct access to the outdoors. The dining area leads into a spacious lounge with large sofas perfect for accommodating a large group, and a flat screen TV. A DVD player and a small library of DVDs are also available, as well as a sound system and PS5.

Adjacent is a dedicated work space with desk and office chair.

The property is equipped with fibre optic WiFi.

There are two master suites with independent external access, each with a king-sized bed, dressing area and en-suite bathroom, one of which also has a small private terrace facing the pool. One en-suite features a walk-in shower and corner bathtub, while the other is a large shower room.

Upstairs, there are two additional double bedrooms sharing a bathroom with a bathtub and overhead shower.

Bed linen, house towels, and pool towels are included in your rental price. A linen change is offered for stays of 2 weeks or more.

There is also a dedicated laundry room with washing machine and drying area.

Outside is a lawned garden with a private heated pool measuring approximately 11×4 metres. There are convenient steps along all sides of the pool for safety, along with a solid safety cover. This heavy-duty thermal pool cover also helps maximise solar heating and retain warmth.

There is a wooden decked sunbathing terrace with high-quality sun loungers and parasols, as well as shaded terraces and a dining terrace with a large wooden table comfortably seating eight guests. An additional awning can be extended for extra shade in this area.

One of the shaded terraces features a foosball table and comfortable outdoor seating.

Olive trees and, of course, the pink and red Mediterranean Laurier-Rose bushes (known in English as oleander) beautifully complement this picturesque outdoor space.

Private parking is available for several vehicles in the gated driveway.

The main local supermarket is a 10 minute walk away, just at the bottom of the hill, with café, hair studio and launderette. Here you will also find the bus stop, from where you can get to Carcassonne, or Perpignan, for just 2 €.

During the summer months there is a terraced wine bar, and year-round there is a high quality restaurant and bar, just a few minute’s walk away at the adjacent Espinet Holiday Resort, which is adjacent to the property. The Espinet Resort has a Fitness and Wellness centre available for use of guests by independent arrangement with the Resort.

A short downhill walk away (1,5km) is Parc St. Bertrand, a newly built country park featuring fishing lake, swimming lake with lifeguard, restaurant/bar, beach and inflatable assault course (summer only), downhill mountain bike course, tennis courts, basketball courts, frisbee golf course, children’s play area, BMX pump track and 25 metre zip line. A picnic area under the pine trees with its barbecue and a pétanque court, beach volleyball and football pitch complete these facilities, with the majority being free or very reasonably priced.

Set along the Aude River, this is a fantastic base for exploring lively villages and some of the best scenery in the region.
