Up the stone steps under the pigeonnier tower, you enter the sitting room, where you cannot fail to be impressed by the beautiful stone fireplace that dominates the room, and the exposed timber beams overhead. Comfortable sofas and a dining table seating 8 guests furnish the room, along with a TV. Thanks to a satellite installation in 2026, there are now 40 English channels plus French channels, and the Wi-fi at the property is fast and reliable. There is also a Bluetooth speaker.

Double doors lead from the sitting room onto a large balcony featuring a convenient electric awning that extends to provide complete shade over an outdoor dining table seating 8 guests. The balcony overlooks the pool and patio below, with uninterrupted views of the countryside towards the south.

The kitchen is a practical U-shape, with gas hob, oven, microwave and dishwasher. A large fridge/freezer is in the hallway that leads to the side door of the house. There is also a washing machine available for guests.

Leading off the sitting room close to the main entrance is a spacious double bedroom, with a wardrobe and hand basin.

The large master double bedroom faces the pool and has timber beams overhead and exposed stone walls. It features a large wardrobe and an ensuite shower room, and also a sofa and large bookshelf. Another two twin bedrooms down the corridor share two bathrooms. One is a shower room, and the other is a bathroom with a bathtub, off the adjoining hallway.

OUTDOORS :

The private fenced swimming pool measures 12 x 6m and is also alarmed. Water purity is maintained with chlorine. It’s surrounded by a large patio, and enjoys the views across the countryside.

Beside the pool is an open barn area, which has table tennis. Sun loungers and a charcoal barbecue are also provided.

The upper balcony off the lounge room faces the pool area, and has an outdoor dining table for 8. This balcony also has a convenient retractable awning for shade.

The surroundings are mainly grassed, with trees and shrubs around, and a number of flowering plants that are carefully maintained.

There is parking on hard standing for several cars in front of the house.

THE AREA :

The area is dotted with quaint medieval "bastides" including Tournon d'Agenais, Penne d'Agenais, Lauzerte, and the larger Montcuq that has a lake with sandy beach and water sports nearby. The property is not far from the River Lot, many historic château, and vineyards and farms that offer tastings throughout the year. Shopping is convenient withe large supermarkets just 15-20km from the property.
