About This Property

Bright sunny 1 bedroom apartment "Lou Messugo" sleeps up to 4 people and is attached to, but fully independent of, our beautiful Provencal family home in the world-famous French Riviera. Set in a large garden with swimming pool on a no-through road, this tranquil setting is only a few minutes' walk to the local town centre with all amenities.

The apartment has 1 bedroom with a double bed (140x200), a living room with a double sofa bed, a beautiful modern bathroom with large shower, a kitchenette (with 2 ring hob, combination oven/microwave/grill, fridge & all necessary equipment for cooking your own meals) satellite TV, hifi with USB connexion, WIFI (free & unlimited), sunny patio with BBQ and sun loungers. We provide all linen and bath towels. Pool towels are available at an extra cost if required.

On site we have a range of facilities including a pétanque (boules) pitch, table tennis, badminton and of course there is the fabulous pool (open roughly mid May to mid September, weather dependent, not heated).

To make life easy we can provide most necessary equipment for travelling with babies/toddlers such as a travel cot, high chair, plastic plates/cutlery/cups, changing mat and a good selection of toys, books & games. We know just how much paraphernalia the smallest members of the family come with as we've been there!
We live on site and are available to help with language issues (booking restaurants, onward travel, tickets for events/trips etc) and we're always happy to advise on what to do in the area. We've lived here for over 17 years years and spend as much time as possible exploring all the amazing things on offer, from canyoning, hiking, sailing, skiing, golf through to museums, art galleries, undiscovered country villages via shopping, restaurants and markets. Our kids have grown up here so we can suggest things to do with the little ones too. We love helping our guests get the most out of their time in our beautiful part of the world and we love hearing all about your travels too. But we are also sensitive to our guests need for privacy so if you want to be left alone that's absolutely fine too. You're fully independent of us so it's up to you how much contact you want.

In the apartment you'll find plenty of brochures for local attractions, a large-scale map of the area, guide books in French and English and a selection of novels (many of them set in the area) for you to borrow and swap. We can provide hiking maps, picnic sets, parasols for the beach, most things to make your holiday fun, just ask! This part of France is gorgeous at any time of year and our proximity to the mountains means Lou Messugo can even be used as a base for days out skiing or show-shoe trekking. Winter is mild and short with plenty of sun and midday temperatures often getting up to 18°c (65°F) in January making it possible to sit out on a sunny restaurant terrace for lunch even in mid-winter! The apartment is fully heated for a cosy stay in the cooler months.

Vanaf 18 mei waren wij ruim een week te gast bij Phoebe en Jeff in hun geweldige Gite Lou Messugo. Een perfect locatie om het binnenland van de Côte d'Azur en de kust zelf te bezoeken. Het huis is van alle gemakken voorzien. In de ruime en mooi ingerichte tuin hebben wij ook menig uurtje doorgebracht. De laatste dagen van onze vakantie was de temperatuur zo heerlijk dat wij zelfs van het prachtige zwembad gebruik konden maken. Het huis is prachtig gelegen in een bosrijke omgeving. Omdat wij de steden Cannes, Nice e.d. al kenden hebben wij ons beperkt tot het bezoeken van een aantal mooie dorpen in de omgeving. Zowel Valbonne (mooie markt) als Gourdon en Grasse zijn de moeite waard om te bezoeken. Het helpt daarbij zeker als je weet dat 'thuis" de gastvrouw en -heer er alles aan deden om ons verblijf tot een groot succes te maken. Zeer veel dank Phoebe en Jeff voor alle goede zorgen. Onze vrienden en kennissen hebben wij met veel enthousiasme over jullie verteld. Wij komen zeker nog een keer bij jullie terug.

Lou Messugo is ideally located in so many ways. It's almost equidistant between the coast and the mountains and both are easily accessible without getting stuck in traffic jams. When you sit on the terrace and look up at that deep blue sky, past the pine trees, you could be in the middle of nowhere, and yet it is only a short walk into the centre of Roquefort les Pins, with its shops, services and bus routes. We have stayed three times in different seasons over recent years and absolutely love how the garden has now been turned into a Mediterranean garden to be more climate-appropriate. In spring it is a riot of colour and interest. The gite is stylish, comfortable and maintained to a high degree of cleanliness. We couldn't fault it. Phoebe and her husband are perfect hosts, ready to share a wealth of information and useful insider tips on this beautiful area, but also respectful of privacy. We will return!

Our stay at Lou Messugo was exactly the short break we needed. Less than 30 minutes from Nice airport, we arrived during the afternoon and still had plenty of time to shop and get settled before enjoying the late afternoon / early evening sun on the optimally exposed terrace with a glass of local rosé. The following morning we headed to the market at Valbonne on Phoebe’s recommendation. It did not disappoint. Widely spread throughout the town, whilst enjoying the spread of local produce you also visit this beautiful Provençal town - not to be missed! Then a trip to Vallauris and Antibes, all a stone’s throw from Lou Messugo and the town of Roquefort les Pins which offers restaurants to suit every taste and budget if you prefer not to prepare your own meal at the well-equipped gîte. The medieval festival in Biot attracts thousands of visitors from far afield and it’s easy to understand why! Excellent organisation with several huge carparks off site and regular free shuttle buses to bring visitors to the area without ruining it, shows, stalls, all set in the village on a hill. I think the highlight of our stay was Gourdon - breathtaking views, lovely people who make you feel welcome, delicious food… All these places are less than a 30 minute drive from Lou Messugo, excellently located and totally accessible while remaining private and preserved. A definite yes for visiting this area which has so much to offer!

Every time I travel to the Nice area, I try to stay at Lou Messugo. Not only is it conveniently located near the airport, and close to the major sightseeing and hiking sites in the area, it is also the perfect place to feel at home on the Côte d’Azur.
The gîte itself is extremely comfortable, well appointed and cosy. Having your own private terrace while being able to use the large swimming pool is a real treat. The garden is lovely and the area is remarkably peaceful.
Over the years, I have noticed that the gîte is always impeccably maintained, spotless, with appliances regularly replaced.
I have stayed at Lou Messugo while attending the Cannes Film Festival, and it was great choice as I was able to combine film screenings and professional meetings with some sightseeing and experiences of the genuine provençal way of life.
The owner bend themselves backwards to make sure your stay is memorable. Phoebe in particular always has great tips to share about the area, which she knows like the back of her hand. No wonder she has so many regulars.
Lou Messugo is both charming and a very sensible place to stay, a truly special place which I warmly recommend to anyone who wants to make the most of their trip to the South of France, all year round.

We stayed at Lou Messugo for just under 2 weeks and it was perfect. The gite is beautifully kept and has just the right facilities for 2 people and for a small family. We spent plenty of time on the sunny patio relaxing or having a barbeque and a glass of wine. The location is fantastic; Roquefort Les Pins in less than 15 minutes walk down the road with a good supermarket and restaurants; the Chez Honore boulangerie is particularly good. Lots of other bars too, which are all great quality. And it is so easy to get around using public transport; the 650 bus goes to Nice in 40 minutes and past the Cagnes Sur Mer rail station in 20 minutes, giving access all the way along the coast. Finally, the owners Phoebe and Jeff are brilliant! Fonts of knowledge and advice they are simply superb hosts. Any visitor to Lou Messugo will not be disappointed!

Oh, and the wildlife that comes into the garden is amazing!
