About This Property

On the edge of the medieval village of Roquecor, this unique wooden house welcomes you with a large garden filled with rows of lavender, and a private heatable pool.

Lets are flexible, arriving and departing on any day of the week all-year round.

The house is fully air-conditioned and adapted for wheelchair access, with no steps indoors, wide doorways, grab rails and walk-in showers. Additionally the swimming pool has a set of shallow steps and an extra long handrail.

Village amenities are just a short walk away, including a large vibrant central bar, a restaurant, small shops, and a traditional grocery store that sells fresh baguettes. The village has a weekly outdoor market that stretches down its main street. There is even a free tennis court in the village, as well as an EV charging station. 10 minutes away by car, there is a large lake with sandy beach and water sports outside of Montaigu-de-Quercy, another medieval market village.

The house is laid out entirely on the ground floor, with rooms arranged around the covered outdoor terrace at the back facing the pool, providing a natural extension of the living space.

The indoor living space features a large wooden dining table, and a sitting area with access to the terrace via wide sliding glass doors. Two large sofas face a cozy wood burning stove and a flat screen TV with French channels. There is also wi-fi installed at the property, and a large selection of books.

The adjacent open-plan kitchen has a raised breakfast counter overlooking the living area. It is well-equipped with an induction hob, an oven, a dishwasher, a fridge/freezer, a microwave, and small appliances including a coffee machine, kettle, and toaster.

There is a washing machine and a tumble dryer available in the adjacent laundry room.

Both living areas and all three of Les Lavandes’ double bedrooms are air-conditioned. The largest double is just beyond the sitting area, and has doors that lead directly onto the covered outdoor terrace. It has a spacious dressing room and a large ensuite shower room, with an Italian style walk-in shower, WC, double basins and anti-slip flooring. There is a desk for working, and plenty of storage space.

Two more double bedrooms with king-sized beds are on the opposite side of the house and share a large shower room with a walk-in shower, two basins, and a separate WC.

One of these bedrooms has doors that lead directly to the covered outdoor terrace. The other has a small desk for working. Both bedrooms have long mirrors and plenty of storage space.

Hair dryers and heated towel rails are available in each shower room.

A cot and a high chair are available for guests.

OUTDOORS

The outdoor space centres around the very large wooden covered terrace overlooking the swimming pool, with a field full of rows of lavender, and trees beyond.

The pool is 8 x 4 m and can be heated for an additional charge that appears in the booking form below. It uses a saltwater system and has a convenient electric safety cover. This cover also acts to retain the water temperature.

The outdoor patio has a dining table seating six, along with comfortable sofa chairs, and even an extra table, bench and other seating. There are high quality sun loungers by the pool, and a charcoal barbecue for al fresco dining.

Additionally there is an elliptical cross-trainer available for guests to use on the terrace.

There is ample parking in the large private driveway, however please note the garage is not available for use.

The village of Roquecor is perched high, with fabulous views of the surrounding countryside. Under its rocky cliffs is an area called ‘Le Roc de Nobis’ which now forms part of a short trail which includes the traditional village washing spring. There are several other circular walking trails of various distances that start very close to Les Lavandes.

A 5-10 minute walk takes you to all village amenities. There is a small selection of shops, and a large bar/restaurant with outdoor seating in the heart of the village. The local grocery store sells fresh baguettes and everyday essentials. We highly recommend the village’s traditional restaurant, Tête d’Ail, for a relaxing meal under the arcaded walkway. Every Sunday, the village hosts an outdoor market with stalls stretching down the main street from the central bar, selling fresh local produce, arts and crafts. There is also a free tennis court, a small EV charging station and free parking throughout the village.

The countryside is dotted with historic bastides such as Tournon-d’Agenais, Lauzerte and Pujols, all designated among the “Most Beautiful Villages” of France. The area is also home to many wineries and farms, open for tastings and direct sales.

For a large supermarket, Montaigu-de-Quercy is only 4km away. This village also has a market every Saturday, often with live music during the summertime. Lac des Chênes is its nearby lake with sandy beach and water sports including pedalo hire, and of course the winding River Lot is only approximately 20 minutes from the property offering boat rides, water sports, and picturesque trails.
