La Colamine, Tradtional stone Quercy house

Conveniently located between the beautiful bastide villages of Lauzerte and Montaigu-de-Quercy, La Colamine is a great base to explore the French countryside.

With only one nearby neighbour across the street, the property offers privacy, with no direct overlooking. From the swimming pool, you’ll enjoy far reaching countryside views. The pool is fenced and features a shaded deck. Additional amenities include an outdoor dining patio and a games barn.

The area offers fantastic cycling, and E-bike charging is permitted on-site for your convenience.

The main entrance leads you from the outdoor dining terrace to the open-plan kitchen and living room. These rooms feature a large dining table, and stylish comfortable seating around a wood burner.

The kitchen is well fitted with an electric hob, an oven, a dishwasher and a microwave. There is also a generous selection of crockery and appliances including a kettle, coffee pot and blender. Conveniently, doors lead from both the kitchen and living room area to the outdoor dining terrace.

La Colamine boasts 1G Fibre internet, Smart TV, and a complete HiFi installation with record player.

A washing machine is also available on the ground floor.

All bedrooms are upstairs with views over the garden. There are two spacious double bedrooms with large wardrobes. There is also a twin bedroom on an open mezzanine with narrow steps up. It features a double and a single bed, with a Velux window overhead for light, and a curtain over the railing for privacy.

The family bathroom has a bathtub with rainforest shower, and a separate walk-in shower. Across the hallway is a separate WC. There is an additional WC on the ground floor.

A cot and high chair are also available.

Fly screens have been installed on all windows for your comfort.

OUTDOORS :

Double doors from the lounge and kitchen open onto the south-facing flagstone dining patio. Soft lighting makes it a very pleasant evening space to enjoy. A charcoal barbecue is available.

The fenced and alarmed swimming pool measures 9 x 5m. One end of it is above field level and provides unobstructed views across the countryside. The decking area includes quality outdoor furniture. There is also an outdoor shower for your convenience.

A games barn features table tennis, a dartboard, boules, and the classic Swedish lawn game, Kubb.

The good-sized garden includes many trees for shade, and there is ample parking in the private driveway.
