Baudy is set out on 2 floors and has a high standard of fixtures and furnishings throughout the house. It has a fully equipped kitchen, main living room and dining room with two further reading / living rooms and family bathroom. There are 2 separate dining areas, informal or more formal if you wish to take the opportunity to entertain at home. The dining table sits 10 comfortably. The lounge has comfortable seating which consists of 2 large leather settees and a large comfortable chair, all of which face the original French fireplace. One of the smaller lounges downstairs has an extra T.V. with Freeview.
The first floor comprises of 3 double bedrooms and 1 bedroom with 2 single beds. On the same floor is a large and airy family bathroom consisting of 'his & hers' double sink, large shower unit and separate toilet.

The property is located in open countryside, close to Monbalen and Laroque Timbaut between Agen to the south (20 min) and Villenueve-sur-Lot to the north (15 min).
Laroque (5 min) has a well equipped new supermarket, restaurant, café bars and a good market on Thursdays.
All major supermarkets and shops in Villeneuve and Agen.
On the hill above Saint Sylvestre (15 min), is the ancient bastide village of Penne d'Agenais, topped by a basilica with a shining metal dome that can be seen for miles around. The old village is a warren of little streets and lovely old stone houses that wind up the hill to the basilica and lovely views across the countryside. Just on the market square there are various artisan workshops and several wonderful, reasonably priced, restaurants.
Monflanquin (30 min) is an old bastide town with winding streets and fabulous views. All amenities in the village including large supermarket, cafés, restaurants, bakeries (and an English food shop! Great for bacon, sausages etc…)

Don't miss a trip to Pujols, a stunningly beautiful Bastide town under the towering cliffs. The village regularly wins France's 'Prettiest Village' competition. Every Sunday morning there is a french market with lots to explore. Too nearby to miss!
The Lot et Garonne area of France is one of the most beautiful and one of the most popular. Lovely countryside interspersed with medieval, bastide towns and fairytale châteaux rise from the morning mist.
Its a great region for food lovers; all the Perigordian specialities such as Foie Gras, confit d'oie and canard, mushrooms of all types are in abundance.

Lot-et-Garonne is perhaps the France that you always hoped existed but could never quite find - medieval villages and sunflower fields, quiet roads and small farms in gently rolling countryside. One of the 'best kept secrets' in France!
The Lot-et-Garonne department is in south-west France to the south of the Dordogne and north of Gascony, where it forms part of the Aquitaine region of France.
The landscape of the north-eastern Lot-et-Garonne department is similar in appearance to the Dordogne region to the north, with a mix of wooded slopes, small scale farming and some forested areas. To the south it becomes more like Gascony, with gently rolling fields and quiet roads passing through lovely countryside.
Everywhere in the department you will find quiet roads through fields of sunflowers, traditional market towns and small picturesque villages, and orchards - typically of plum trees grown for the delicious pruneaux d'Agen, a local speciality.
Lot-et-Garonne has not yet been overrun by tourists which, in short means that the local inhabitants are still very happy to see tourists coming.
Above all it is a department for relaxing, quiet country walks, and is great cycling country. There are more 'sights' (bastide towns, castles etc) towards the north-east, less tourists and quieter roads further south.
This area consists mainly of farm and woodland with small villages scattered around. There are chateaux, bastides, caves and museums to visit. The Canal du Midi, the Garonne and the Lot are the big rivers on which you can take boat trips or go canoeing.
For those who wish to visit a real southern city, Toulouse is the place to go. About 1 hour 30 minute's drive will bring you to this fabulous city. Due to the many universities and the fact that a lot of the European space development takes place here, the people in this city are young and energetic but with the relaxed attitude of the South.
To sum up the appeal of the area, Lot-et-Garonne is a very good choice for a holiday in France if quiet appreciation of nature and the chance to relax away from crowds is your priority.
