Here’s a little taster to set the scene: Imagine hearing nothing but the birds chirruping whilst watching hummingbird moths feed on lavender nectar. Picture yourself watching the swallows dip in and out of the pool as you recline on your sun bed, then sitting on your private terrace in the evening with a glass of your favourite tipple watching the sunset and laying on the warm grass looking up at the vastness of the Milky Way

However, if all this relaxing is too much you could always explore the nearby historic villages and markets and have a mooch about at the numerous brocantes. If you’re feeling energetic there are miles of walking and cycle paths (chemins) right from your door. If you’re feeling really energetic, you could try kayaking down the Vienne river or go crazy and try a bungy jump from the viaduct at l’Isle Jourdain

To sum up, here at Rose Cottage, there is everything you need to switch off, wind down and re-charge. This is an ideal place for a couple or solo traveller and you will be warmly welcomed at our place

Rose Cottage is part of an 18th century barn expertly converted into a charming and spacious self-catering cottage, perfect for couples looking for a short break or longer holiday. It retains much of the original character including wooden beams and exposed stone walls whilst blending the modern comforts of double glazing, ceramic and wooden floors throughout and quality fixtures and fittings. The gite sleeps up to two people and has a private terrace equipped with outside furniture, sun loungers and a parasol where you can relax and take in the views. The private pool terrace is surrounded by beautifully landscaped gardens where you can relax, soak up the sun and enjoy the private in-the-gound heated pool. The lush gardens and surrounding fields are a haven for a wide variety of wildlife including deer, hares, buzzards, owls, hoopoes, herons, egrets, bats, gheckos, hummingbird moths and a plethora of butterflies. The land around the property is organically farmed allowing an abundance of both flora and fauna to flourish

We have pleasure in providing all linen, bathroom, kitchen and pool towels to make your holiday as comfortable and enjoyable as possible. The gite is equipped with a washing machine, clothes airer, cleaning materials and a vacuum cleaner. Free parking is available for two cars outside the gite.

Kitchen: The charming gite has a well-equipped open plan kitchen and dining area. The kitchen has everything you might need for your holiday including an electric fan oven and hob, toaster, kettle and fridge. The spacious, double height lounge area has a cosy sofa to relax after a hard day enjoying yourself

Bedroom: The bedroom has a king size bed, bedside tables and a wardrobe

Bathroom: The modern bathroom is equipped with a shower, basin and toilet

Heating: The gite is double glazed throughout and there is a radiator and fans

Garden and outside: The grounds around the gite have been beautifully landscaped to enhance the beauty of the natural countryside around the property. The range of flowers, shrubs and trees attract an abundance of wildlife, including swallows, owls, bats, buzzards, kestrels, humming bird moths, numerous butterflies, moths, lizards and geckos. A barbeque is provided

Petanque Pitch: Petanque, or boules, is an extremely popular game in France. The Petanque pitch at Rose Cottage, under the magnificent oak tree, is a great way to relax, have fun and enjoy your French holiday even more.

End-of-Stay Cleaning: We ask guests to leave the gite in the same clean state that they find it on arrival and to clean before your departure. However, if guests do not wish to clean their gite at the end of their holiday, professional cleaners can be booked for a fee of 100 EUR.

Rose Cottage is within easy reach of Civray and Savigne (10 minutes by car) where supermarkets, banks and petrol stations are situated. There is a smaller shop and bakers in Sommieres-du-Clain approx 7 km away

Restaurants/bars are only a short drive or cycle away. Civray, has an excellent market on Tuesdays and Fridays. A little to the south are the vineyards of Cognac region and one of the most famous wine growing regions in the world - Bordeaux

There is a Tourist Information Centre in the centre of Civray in the main square

Visit to Poitiers
Poitiers is about 40 minutes drive away. Its Romanesque church of Église Notre-Dame la Grande is known for its intricately carved facade, which illustrates episodes from the Bible. At Christmas and on summer evenings, the church features a colourful light show. Eglise St-Hilaire le Grand, consecrated in 1049, is a grandiose Romanesque church which appears on Unesco's list of World Heritage sites as a stop on the Chemin de St-Jacques de Compostelle. Cathédrale St-Pierre, the town's grand Gothic cathedral safeguards beautiful 13th-century oak-carved choir stalls, an 18th-century organ with more than 3000 pipes and exceptional stained glass: the 12th-century window (1160–70) illustrating the Crucifixion and the Ascension at the far end of the choir is one of the oldest in France. It was given to the cathedral by Eleanor of Aquitaine and Henry II Plantagenet, King of England, who wed here in 1152
The pedestrian centre is peppered with cafe pavement terraces and places to eat; a handful of decent brasseries and bistros are on rue Sadi Carnot. Shopping is very good with a selection of local and international shops with chocolate, clothes and shoe shops in abundance

Visit to Civray
The little market town of Civray is the nearest town and sits on the banks of the lovely Charente River. Tranquil and unspoiled, the town is dominated by an impressive Romanesque church. This can be glimpsed from the far banks of the river through the trees, or seen in all its splendour from the main square of the town where it looks down onto pavement cafés and a twice weekly market

Civray is typically Charantaise in style, with soft grey stone houses and pale blue shutters. Although Civray is an old and peaceful place, the town has kept up with the demands of 21st century life. There are all the facilities you will need for everyday life here in the town, with supermarkets, doctors, dentists, banks and schools. There are also a variety of cafés, bars and restaurants for your enjoyment

Romanesque church
The church of Saint Nicholas, which is such an impressive feature of the town, is known as one of the earliest and finest examples of Romanesque architecture in the region. The building, which dates back to the twelfth century, stands tall, overlooking the pavement cafés in the main square to one side, and the River Charente to the other
Broccantes
The French love their antiques, and Civray is a magnet for collectors as the town hosts no less than three yearly antiques fairs. Collectors come from all over the region to seek their treasures here, and experienced dealers jostle shoulders with enthusiastic amateurs

Riverside walks
The town, being set on the River Charente, is a joy for walkers, and there are some lovely riverside paths easily accessible from Civray. The area is also great for cycling and horse-riding, as the gentle countryside lends itself well to most outdoor pursuits

Visit to Futuroscope
This futuristic theme park takes you whizzing through space, diving into the deep-blue ocean depths, and racing around city streets and on a close encounter with creatures of the future, among many other space-age cinematic experiences. To keep things cutting edge, one-third of the attractions change annually. Many are motion-seat set-ups requiring a minimum height of 120cm, but there's a play area for younger children with miniature cars and so on. Allow at least five hours to see the major attractions; two days to see everything. Futuroscope is 10km north of Poitiers in Jaunay-Clan (take exit 28 off the A10)

Visit to Monkey Park
Those looking to spend an enjoyable and unusual day out won't have to travel far. We are close to the fabulous Vallée des Singes, where you can wander through the extensive grounds and see hundreds of monkeys, gorillas and chimpanzees playing free in a natural habitat. The screeches fill the air as you walk around (becoming deafening at feeding time!), and if you look up, the chances are you will catch sight of monkeys swinging from tree to tree right above your head!

BOOKING CONDITIONS FOR ROSE COTTTAGE, ST ROMAIN EN CHARROUX.

1. Brochure and Accuracy

Whilst every effort has been made to ensure that the brochure and all advertising material is accurate at the time of publication, we cannot be held responsible for changes or matters outside our control. All information is given in good faith but no warranties are made regarding information provided, either written or oral.

2. Booking and Payment
Bookings can be made by e-mail or post and confirmed within 7 days using the Booking Form supplied and enclosing a deposit of £25 per person (non refundable) or if you are booking less than eight weeks before departure, the full price. Under no circumstances can the prescribed number of persons per booking form be exceeded. The final payment becomes due eight weeks before your holiday date. There will be no refund 21 days before arrival. If the full amount plus the security deposit of £200 is not received by the due date we reserve the right to cancel the booking. Please note that the security deposit will be added to the final payment for the total accommodation price. Your security deposit will be returned in full within 14 days of departure, subject only to deductions made for any damage, breakages or extra cleaning required.

3. Prices
Prices are per week per cottage and are inclusive of electricity, water and the provision of bed linen and towels. Please only use the pool towels outside.

4. Cancellation
It is recommended that you take out insurance to protect the risk of cancellation from the time of booking and for medical, baggage cover etc. whilst abroad. Should a cottage be unavailable on the day stated, due to unforeseen circumstances, every attempt will be made to relocate guests. If this is not possible, all rent monies will be refunded without question but no further liability will fall upon the owners.

5. Your responsibilities
Your property will be cleaned before your arrival and we respectfully ask you to remember that you are staying in someone else's home and to leave it clean and tidy when you depart. If extra cleaning is required a minimum charge of £100 will be levied. Breakages should be reported to the owners in order that it can be rectified before the following clients arrive. Please do not arrive at the property before 4pm and kindly leave by 10am on the day of departure (otherwise you could be charged extra rental) in order to give enough time between clients to ensure that the property is ready. 6. Complaints
In the event of any complaint arising, either on arrival or after occupation has commenced, this should be brought to the attention of the owners immediately so that remedial action, where necessary, can be taken without delay. They will do everything possible to deal with any difficulties both quickly and effectively. The owners retain the right to enter the property at any reasonable time to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment. Any complaint after departure must be in writing within 14 days of your departure.

7. Swimming Pool - Open June to September
Pool towels will be supplied - one per person. No diving as the pool is only 1.6m deep. No drinking glasses or bottles to be used around the pool (plastic only please) or food (crisps etc). The owners cannot be responsible for your safety as there is no lifeguard on duty.

8. General
Whilst every possible effort will be made to maintain the pool and household equipment in good order for the enjoyment of our guests we cannot accept liability in the event of any unforeseen calamity but would ask you to bear with us whilst we attempt to rectify the problem as soon as possible. We accept smokers but would appreciate you smoking outside. If the cottage needs to be fumigated due to excess smoke a minimum charge of £50 will be levied. We do not accept any liability for COVID-19 related illness as a result of staying in the property, however we follow the COVID-19 cleaning
regime regulations issued by the France government.

9. Car parking allocated covered and at owners risk.

These conditions are governed by English law.
