La Maison Noble is a well-appointed large family gîte in the heart of Calvados. Thoughtfully furnished with your comfort in mind, the house feels spacious and very inviting, to make your stay restful and enjoyable.

Set in beautiful Normandy countryside, La Maison Noble is a haven of tranquillity, inviting you to enjoy the peaceful location, views over the surrounding fields of grazing horses, and feel like you’re in your home from home. With excellent accommodation and facilities, the gîte also has a large lawned half-acre garden and mature trees to enjoy. La Maison Noble is situated in Beaufour-Druval near Dozulé and the famous town of Lisieux.

Beaufour-Druval is a small village set in open farmland. Its individual homes seem to have grown organically alongside country lanes and the ‘main’ street where the bistro can be found. The other community meeting place is the 13th century church of Notre-Dame-de-Druval. Most fields are laid to pasture. For horse lovers there’s a mix of thoroughbreds through to Shetland ponies as well as other animals such as donkeys and sheep. La Maison Noble is almost the last house along a meandering lane that leads into a green lane for walkers, riders and cyclists.

Dozulé is the nearest small town with facilities to meet your everyday needs. It boasts a Super U supermarket and petrol station, a bank and cashpoint, 2 bakers, butchers, delicatessen, greengrocers, several bars/bistros/eating places, newsagents, estate agents for those looking for a second home, and all the shops you would expect in a small French town.

For dog owners needing the pet passport stamped before their return trip, there is Vet Algia where the staff are very friendly and helpful. The vets enjoy practising their English so you might not get much chance to practise your French. For high maintenance dogs, there is an excellent and reasonably priced dog grooming parlour.

La Maison Noble is close to one of France’s most beautiful villages, Beuvron-en-Auge and within easy reach of all the main Normandy heritage sites, the coast, bustling markets, cider farms, Calvados producers and enticing restaurants.

Bedding and towels are provided free of charge as is electric heating and wi-fi. Initial supply of logs is included. Further supplies are readily available at local supermarkets.

Kitchen and dining
The fitted kitchen has an electric oven, hob, dishwasher and microwave with pots, pans, utensils, cutlery and crockery all provided. In the utility room you will find a washing machine, fridge-freezer and clothes airer. The dining room is in the spacious open living area and seats 8.

There is a patio area with seating for 8 at the rear of the property for outdoor eating.

Whatever the weather, the oak-beamed lounge is a lovely place to relax and feel at home with two new sofas and an armchair. There is a wood-burning stove (initial supply of logs provided free of charge).

Garden and outside
The lawned half-acre garden is mainly flat and slopes down at the back to a line of mature trees. The flower border is full of colour in the spring and summer and attracts bees and butterflies.
Enjoy fresh croissants and coffee in the mornings listening to the birdsong, or have an apéro before supper watching the sun set. There are sun loungers, table and chairs and a bbq.

Parking and garages
There is room for 4 cars on the gravelled area to the front of the property and extra parking for more cars to the side.

In fact anyone who wants to get away from it all and enjoy the peace and tranquillity of the beautiful Normandy countryside whilst still being 10 minutes away from the nearest town and 20 minutes from the nearest beach and only 35 minutes from Ouistreham.

Directions

From the East on A13/E46 take exit 29a-La Haie Tondue towards Villers-sur-Mer/Saint-Pierre-sur-Dives/Falaise. Take care! This is a very short slip road on a bend so exit at the suggested 50kph speed. At the roundabout take the 4th exit onto D16 heading to Le Havre/Rouen/Bonnebosq/St Pierre s/Dives/Falaise. (1.9 miles) The junction has been improved recently and was not yet finished when we were there so please follow the signs towards Valseme. Turn right onto Route de Dives/D45. (0.5 miles) Turn first left onto La Chapelle Hainfray/D146. Continue for a few miles into village of Beaufour-Druval. At mini-roundabout by the church turn right into Chemin des Romains. Continue for one mile to 1547 Chemin des Romains. Follow the green sign with a horseshoe to the Top Rural property with a horse’s head sculpture on the wall. We are about a quarter of a mile further on. Follow the twisty lane turning right past the pond and stables. Two more bends and then La Maison Noble can be found on the right-hand side. There is a prominent sign on the gate.

From the West go through Dozulé and follow road east on D675 towards Pont L’Évêque. Go straight on over the roundabout by Super U and take first right on D287 towards Beaufour-Druval. After 3 miles at the junction where Beuvron-En-Auge is signposted to the right go straight on into the village of Beaufour-Druval. Take first left immediately past the village sign. This is a road through newly built individual houses (and not on all SatNav maps yet). At the T-Junction turn left and follow the picturesque winding lane between the village houses past the Top Rural sign and horse’s head sculpture on the wall. Pass the pond and recycling bin area, the stables, to almost the last house on the right. La Maison Noble is clearly signposted on the gate. There is parking for 4 cars on the gravel drive at the front of the property.

BOOKING CONDITIONS
1. Accuracy
Whilst every effort has been made to ensure that all advertising material is accurate, the owners cannot be held responsible for changes or matters outside our control. All information is given in good faith but no warranties are made regarding information provided, either written or oral. Your contract as !the holidaymakers” is with Jane Knight, Ian Connor and Wendy Connor (!the owners”) and !the property” referred to in the Booking Conditions is La Maison Noble, Beaufour-Druval. Once the holiday confirmation is issued, the contract is between you (“the holidaymakers” or “you” which shall mean the person making the booking and any person included in the booking) and the owners.
2. Booking and Payment
Bookings are made directly with the owners by email or post and confirmed by the owners after payment of a 20% deposit (!the initial deposit”) of the full booking fee or, if the holidaymakers are booking less than eight weeks before departure, the full booking fee. Once the booking form and initial deposit have been received by the owners, the owners will issue the holidaymakers with a written confirmation. The contract between the holidaymakers and the owners will only be formed when the owners send the holidaymakers a written confirmation and is subject to the Booking Conditions. In addition, a security deposit of £100 will be payable on payment of the full booking fee. Under no circumstances can the prescribed number of persons per booking form be exceeded. The final payment becomes due eight weeks before the start of the holiday (!the due date”). If the full amount plus the security deposit is not received by the due date we reserve the right to cancel the booking. The Booking Conditions will apply to all confirmed bookings. The owners will hold the security deposit to be applied against the reasonable cleaning and/or replacement of the property, furnishings, fixtures and fittings. The owners will return the security deposit within 14 days of the end of the holiday letting period less any deductions in accordance with the Booking Conditions.
3. Prices
Prices are per week and are inclusive of electricity, water and the provision of bed linen and towels but do not include towels for use outside the house or for dogs.
4. Cancellation
It is recommended that the holidaymakers take out insurance to protect the risk of cancellation from the time of booking and for medical, baggage cover etc whilst abroad. The owners would not expect to make any changes to the booking but in the event of the property becoming unavailable on the day stated, due to unforeseen circumstances such as fire or flooding, the owners will contact you as soon as reasonably practicable and inform the

holidaymakers of the cancellation. If it is necessary to cancel the booking, the owners will refund the balance of any money you have paid to them. The owners cannot, however, pay any compensation or expenses as a consequence of such an event. If the holidaymakers need to amend or cancel the booking, they must telephone or email the owners on the number shown on the written confirmation as soon as possible and the holidaymakers must confirm the cancellation in writing. A cancellation will not take effect unless the owners receive written confirmation from the holidaymakers. The owners will seek to re-let the property for the period of the booking and, if successful, the holidaymakers’ repayment will be refunded minus a £50 administration fee. If the cancellation is more than eight weeks prior to arrival, you are only liable to pay the deposit amount of 20% of the value of the booking. If your cancellation is within eight weeks of arrival, you are liable to pay the full amount if the property is not re-let. If the owners are only able to re-let part of your cancelled stay or the cancelled dates are re-let at a lower price then you will receive a part refund. If Covid 19 restrictions mean that you are prevented from travelling (as opposed to disinclined to travel), an alternative booking at the property can be made or a refund if preferred.
5. Liability
Subject to clause 4, the owners shall not be liable to the holidaymakers or any member of his or her party for any accident, loss, damages, injury, expenses or inconvenience that may be incurred in connection with the rental (however suffered or incurred) by the holidaymakers. We strongly recommend that you take out a suitable travel insurance policy to cover unexpected eventualities.
6. Your responsibilities
The property will be cleaned before the holidaymakers"#arrival and the owners respectfully ask the holidaymakers to remember that they are staying in someone else's home. The holidaymakers shall keep the property and all furniture, fixtures, fittings and effects on or in the property in the same state of repair as at the commencement of the holiday and shall leave the property in the same state of cleanliness and general order in which it was found. If extra cleaning is required a minimum charge of £50 will be levied. Breakages should be reported to the owners in order that it can be rectified before the following clients arrive. Please do not arrive at the property before 4.00 p.m. and kindly leave by 10.00 a.m. on the day of departure (otherwise you could be charged extra rental) in order to give enough time between clients to ensure that the property is ready.
7. Complaints
In the event of any complaint arising, either on arrival or after occupation has commenced, this should be brought to the attention of the owners immediately so that remedial action, where necessary, can be taken without delay. The owners will do everything possible to deal with any difficulties both quickly and effectively. The owners retain the right to enter the property (or any agents

appointed on their behalf) at any reasonable time to deal with any complaints and to carry out any repairs deemed necessary to the property or equipment. Any complaint after departure must be in writing within 14 days of the holidaymakers"# departure. Under no circumstances will compensation be considered for complaints raised after the holiday has ended when the holidaymakers have denied the owners and/or their agents the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday.
8. Use of the property
The owners reserve the right to terminate the holidaymakers’ stay if they or any members of their party display unreasonable behaviour, cause nuisance to other parties or damage to the property, or if the number of persons occupying the property exceeds the maximum stated. The contract is personal to the holidaymakers. The property is a no smoking property which includes vaping and all forms of cigarettes.
9. Wi-Fi and phone reception
The owners cannot guarantee the speed of the broadband at the property and you are liable for any additional costs incurred as a result of excess usage. Internet and phone reception in rural areas can sometimes be poor and the connection provided should not be relied upon for work use. The owners will attempt to resolve technical questions to the best of their ability but are unable to make any guarantee on the reliability of the Wi-Fi connection during holidaymakers’ stays.
10. Dog owners
We ask dog owners to observe the following rules (failure to do so may result in you being asked to leave the property without compensation).
1. Dogs must be under strict control at all times while in or on the property.
2. Any fouling of lawns etc must be cleared up without delay.
3. The dog owner must bring the dog"s bed or basket for sleeping in, towels for drying your dogs and anything needed to protect the property.
4. Dogs must not be left alone in or on the property at any time during the holiday.
5. Dogs must not lie on beds or furnishings and hairs must be well cleared up before departing.
6. Dog owners must ensure that their pets are free from parasites and fleas before they occupy the property. Failure to do so will incur subsequent charges.

7. Any damages must be reported to the owners immediately and excessive cleaning may incur an additional charge at the owners"#discretion.
11. Your obligations
The holidaymakers"# right to occupy the property may be forfeited without compensation if:
1. More persons or pets than declared at the time of the booking (or before the commencement of the holiday) to the owners take up occupation and/or more than the stated number of persons that the property holds (8) take up occupation.
2. Overnight guests are entertained without the owners"#express permission.
3.Any activity is undertaken which is illegal or may cause unreasonable
damage, noise, behaviour or disturbance. 4. Smoking.
12. General
Whilst every possible effort will be made to maintain the household equipment in good order for the enjoyment of the holidaymakers the owners cannot accept liability in the event of any unforeseen calamity but would ask the holidaymakers to bear with the owners whilst the owners attempt to rectify the problem as soon as possible.
13. These conditions are governed by English law. The agreement between the owners and the holidaymakers is made on the basis that the property is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9. The property shall not be used for any commercial purposes. This booking is granted by the owners to the holidaymakers for the holiday period and is not intended to create the relationship of Landlord and Tenant between the parties. The holidaymakers are granted the right to occupy the property for the holiday period specified but the holidaymakers have no right to remain in the accommodation after this time and shall not be entitled to any statutory security of tenure.
