Beschrijving
Tijdens het hoogseizoen het huis en gite kan alleen worden laten we samen, zodat de gasten exclusief gebruik van de uitzonderlijke zonne-energie verwarmd zwembad en die strekt tot 20 meter voor lane zwemmen, en de binnenplaats met pergola voor alfresco dineren, chimenea barbecue, vuur-pit & grill, verlichte terrein (jeu de boules/petanque-court), en uitzonderlijk uitgerust games schuur.
Het zwembad, met haar oneindig uitzicht over het glooiende landschap is veilig omsloten door het kind-het bewijs van een hekwerk, en toegankelijk via een zelfsluitende poort. Het aangrenzende terras is ingericht met twee grote parasols, 8x zachte ligstoelen en een grote rotan hoekbank-de perfecte plek om te kijken naar de zon naar beneden gaan.
De omliggende tuin, met kinderen lesweken s schommels, en een hangmat stoel hangen van de handtekening van de notenboom, is nu verbouwd door een paddock waar kinderen kunnen schoppen een voetbal over of het organiseren van een spel van familie cricket.
De woning heeft wifi internet verbinding en het huis en de gîte hebben elk engelse FreeSat satelliet-tv en BluRay-spelers met een selectie van Dvd ' s en Blu-ray discs.
Belle Etoile is geschikt voor gebruik het hele jaar door. Zijn diepe stenen muren houden het koel in de zomer en warm in de winter. Een houtkachel in de woonkamer, en olie gestookte centrale verwarming verwarmt het huis, terwijl de gîte heeft een eigen houtkachel en zeer effectieve elektrische radiatoren.
De Boerderij:
De woonkamer is ingericht met twee grote vier-man banken en een lederen wingback fauteuil. De koffie tabel bevat een grote selectie van spelletjes. Een 42 lesweken LED HD tv heeft toegang tot de BRITSE Freesat TV-kanalen, een collectie van Dvd ' s en Blu-ray discs en surround-geluid-Blu-ray-speler. Voor je te spelen uw muziek collectie, een iPod-docking station is ook aanwezig. Het bureau herbergt de Oranje internet-router en wi-fi is beschikbaar in het hele huis.
De volledig ingerichte boerderij keuken is ingericht met alle noodzaak, waaronder een keuken tafel plaats 10. Zie hieronder een volledige lijst van apparatuur en faciliteiten.
Slaapkamer 1: De master slaapkamer heeft nog de originele houten vloeren. Een zes meter vierkante mahonie slee bed biedt meer ruimte dan u maar kunt bedenken voor een goede nacht lesweken s slapen. Dubbele kledingkast. Het uitzicht uit het raam, over de binnenplaats en de pergola is van glooiende landschap tot aan de horizon.
Slaapkamer 2: Een metalen frame tweepersoonsbed. Dubbele kledingkast. Het metalen frame dag-bed, met een pull-out slaapbank in de woonkamer, biedt een veelzijdige accommodatie voor gezinnen met zeer jonge kinderen. Het uitzicht uit het raam, aan de overkant van de binnenplaats, de pergola en het terrein is glooiend platteland aan de horizon.
Badkamer 1: Wastafel. Toilet. Roll-top geëmailleerde gietijzeren bad. Dubbele inloopdouche.
Slaapkamer 3: de grootste van De twee loft slaapkamers, Slaapkamer 3 is ideaal voor kinderen. 2x enkele bedden. Metalen frame dag-bed, met een pull-out slaapbank in de woonkamer.
Slaapkamer 4: is ideaal voor kinderen met 3x eenpersoonsbedden.
Badkamer 2: Wastafel. Toilet. Wandeling in de hoek een douche.
De Gite:
Woonkamer: De eerste verdieping een open appartement, in een verbouwde schuur, met zijn hoge puntdak, is een prachtige studio ruimte is smaakvol gerenoveerd met behoud van originele kenmerken, zoals houten balken en blootgesteld steenwerk.
De volledig ingerichte keuken is ingericht met alle noodzaak, waaronder een keuken tafel plaats 6. Zie hieronder een volledige lijst van apparatuur en faciliteiten.
Slaapkamer 1 De grote slaapkamer in de gite heeft de houten vloeren. Een kingsize-mahonie slee bed biedt luxe comfort voor een goede nacht lesweken s slapen. De halve hoogte voorzien van venster bevat de oorspronkelijke schuur deur boog en biedt een uitzicht over de tuin, het zwembad en het glooiende landschap.
En-suite - 1 Slaapkamer heeft een en-suite faciliteiten, waaronder: wastafel, toilet, geëmailleerde gietijzeren ligbad en walk-in douche. Het raam op het zuiden en biedt uitzicht op de tuin en het zwembad, en het glooiende landschap in de richting van de Dordogne.
Slaapkamer 2 De tweede slaapkamer in de gite heeft houten vloeren. Drie eenpersoons bedden bieden een comfortabele accommodatie voor volwassenen of kinderen.
En-suite - Slaapkamer 2 heeft een en-suite faciliteiten, waaronder: wastafel, toilet en inloopdouche.
De Tuin Kamer:
Slaapkamers: op De begane grond zelf opgenomen slaapkamer, in de voormalige schuur is een prachtig gerenoveerd, rustige kamer met een tweepersoonsbed.

Voorwaarden
1.1 In this Agreement any reference to the masculine includes the feminine.
1.2 This Agreement is made on the basis that the Property is to be occupied by the Tenant for a holiday as mentioned in the Housing Act 1988 [Schedule 1 paragraph 9] and the Tenant acknowledges that this Agreement shall not confer on the Tenant any security of tenure within the terms of that Act.
1.3 Where the Tenant comprises two or more persons obligations, expressed or implied, are deemed to be made by such persons jointly and severally.
2 The Letting
The Landlord hereby agrees to let the Property and the Tenant hereby agrees to take the Property for Term subject to payment of the Rent in accordance with the conditions stated within this Agreement.
3 The Property
3.1 The Property is the Property specified above and comprising:
• the Farmhouse – four bedrooms, two bathrooms
• the Gite – two bedrooms, two bathrooms
• the Garden Room – one bedroom, one bathroom
• the Games Barn – pool-table, table-tennis, table-football, darts, garden games.
• the Swimming-Pool
• the Pergola, Barbecue and Fire-Pit
• the Garden
• the Paddock, Courtyard and Boulodrome
3.2 The Property includes all fixtures, fittings and furniture and the items listed in the Inventory, both inside and outside.
4 The Deposit
4.1 The Tenant must pay the Deposit specified above to the Landlord with the Rent, to be held by the Landlord as security towards the Tenant's liability for any damage.
4.2 The Deposit shall be refunded to the Tenant as soon as reasonably practicable following the end of the Term (without interest) after deduction of such sums that may be due to the Landlord from the Tenant as a result of any breach of the Tenant's obligations.
5 Insurance
5.1 At all times throughout the Term the Landlord shall effect suitable building insurance cover for the Property and shall insure the Landlord's fixtures and fittings and the items listed in the Inventory against loss or damage by fire and any other risks he decides to insure against from time to time, with an insurance office of repute for the full cost of reinstatement.
5.2 The Tenant must not do anything, or fail to comply with any requirement, as a result of which any policy of insurance effected by the Landlord may become void or voidable or by which the rate of premium on any such policy may be increased.
6 Quiet Possession
6.1 The Landlord agrees not to interrupt or interfere with the Tenant’s right to quiet possession and enjoyment of the Property.
7 Underletting
7.1 The Tenant must not assign, underlet or part with or share possession or occupation of the Property or any part of it.
8 Use of Property
8.1 The Tenant shall use the Property for the purpose of a private holiday residence for the maximum of agreed persons specified above only and not for any other purpose whatsoever and the Tenant must not use the Property or any part of it for any improper, immoral or illegal purposes.
9 Advertisements
9.1 The Tenant must not display notices or advertisements in the windows or elsewhere on the Property.
10 Nuisance
10.1 The Tenant shall not (nor allow others to) cause nuisance or annoyance to the Landlord, other tenants or any neighbours.
11 Damage
11.1 The Tenant shall not (nor allow others to) cause any damage or injury to any part of the Property, fixtures or fittings or any of the items specified in the Inventory or any adjoining property.
121 Alterations to Property
12.1 The Tenant shall not (nor allow others to) make any alterations or additions to the Property or its decorations, fixtures or fittings or any of the items specified in the Inventory and the Tenant shall not (nor allow others to) remove any of the items specified in the inventory or any of the Landlord’s possessions, from the Property.
13 Maintenance
13.1 The Tenant shall keep any fixtures and fittings or any of the items specified in the Inventory in good repair and condition and must immediately notify the landlord of any damage to such articles and replace them with similar articles of at least equal value, reasonable wear and tear excepted.
13.2 The Tenant must not move any items of furniture from room to room in the Property and must replace in its original position any furniture that is moved within rooms.
13.3 The Tenant must keep free from all blockages and obstructions all baths, sinks, lavatories, cisterns or pipes. The property waste is serviced by a fosse (septic tank) so nothing other than toilet paper and natural human waste is to be flushed from the lavatories.
14 Outgoings
14.1 The Landlord must pay all the water and sewerage charges and any rates or taxes levied in respect of the Property.
15 Pets
15.1 The Tenant shall not keep or allow pets of any kind at the Property without the express written permission of the Landlord. If any pets are permitted, they must be kept under strict control at all times and must not be left unattended in the Property. The Tenant will be responsible for all damage caused by the pet.
16 Reporting Disrepair
16.1 The Tenant must report to the Landlord any disrepair or defect in respect of the Property or the fixtures and fittings or any of the items specified in the Inventory and report any failure of mechanical or electrical appliances.
17 Rights of Access
17.1 The Tenant must allow the Landlord, his agent or contractors access to the Property at reasonable hours during the day, to inspect the condition of the Property or to carry out repairs or other works to the Property that may be necessary during the Term pursuant to the Landlord's repairing obligations or to carry out maintenance of the appliances or to execute all work necessary to remedy the Tenant's breach of any covenant contained in this Agreement regarding repair, maintenance or decoration.
18 End of the Term
18.1 The Tenant must deliver up the Property at the end of the Term in the same clean state and condition it was in at the beginning of the Term, reasonable wear and tear and damage by insured risks excepted. Any necessary additional cleaning charges may be deducted from the security deposit.
19 Public Indemnity and public Liability
19.1 The Landlord does not accept any responsibility or liability for acts of omission of third parties, which may prevent or disrupt a Tenant’s booking.
19.2 The booking contract exists between the Landlord and the Tenant and is limited to the rental of the Property and associated facilities only. The information and descriptions supplied are believed to be accurate and are offered in good faith. It may be possible that certain facilities or features may not be available on occasions due to circumstances beyond the Landlord’s control for which the Landlord accepts no liability.
19.3 To the extent permitted by law, no liability is accepted by the Landlord for any injury, loss or damage to the Tenant, any member of the Tenant’s party or any visitor to the Property or any property belonging to the Tenant, any member of the Tenant's party or any visitor to the Property arising out of or in connection with the use of the Property or its facilities.
19.4 The Tenant is responsible for ensuring that all children are supervised by a responsible adult at all times, especially whilst in or around the Swimming-Pool or in the Games Barn.
20 Force Majeure
The landlord will not be liable or accountable for any unforeseen situations or unforeseen circumstances. This may be (but shall not be limited to) such situations as freak weather conditions; local or national or international industrial action or strikes; French government disputes; epidemic; or anything out of the ordinary.
NB. It is recommended that The Tenant purchases a travel insurance policy which should provide adequate cover for any costs incurred in the event of cancellation, as well as medical expenses and loss or damage to personal possessions.

#119. Two wonderful weeks at the Belle Etoile
We stayed at the Belle Etoile for my 40th Birthday. As soon as we arrived we knew we had chosen somewhere very special. The outlook from the property was over rolling fields of sunflowers (July) and was absolutely stunning. We rented the Farmhose, the Gite and the Garden room. Each building was unique and beautifully presented. Very homely with everything you could possibly need. Belle Etoile is clean, charming, and the owners have been caring and attentive throughout. Our children played in the wonderful spacious pool where there is plenty of space to sunbathe on the loungers/rattan corner set. There is a gorgeous outside dining area overlooking the fields, and the kids and adults alike spent many hours in the Games Barn and the Boules court! The paddock was an excellent space for croquet (or rounders) too. We hired bikes locally and cycled along the quiet country roads into Ronsenac and beyond. Ronsenac is very small but quaint with Jimmys Bar for a cold beer. Beyond this we visited Villebois Lavalette and it's beautiful Chateau, and dined in the square/visited the Market. Our favourite restaurant was L'ecole in Vendoire. This place is just stunning and the food/service was perfect. We recommend Congac for a Hennessey Tour, and Brantome or Aubetterre sur dronne for Kayaking! We would visit again most definitely, and would recommend this property 100%. Thankyou for letting us stay at your Belle Etoile, a real home from home.
