Our ‘beautiful star’ is a stylishly converted 19th century farmhouse and loft apartment combining rustic charm and contemporary chic, in an unspoilt, peaceful hamlet, surrounded by stunning views.

Description

During the peak summer season the house and gite can only be let together, so guests have exclusive use of the exceptional solar heated pool, which extends to 20 metres for lane swimming, and the courtyard with its pergola for alfresco dining, chimenea barbecue, fire-pit & grill, floodlit boulodrome (boules/petanque court), and exceptionally equipped games barn.

The pool, with its infinity-view across rolling countryside, is securely enclosed by child-proof fencing, and accessed by a self-closing gate. The adjoining sun terrace is furnished with two large parasols, 8x cushioned sun-loungers, and a large rattan corner sofa – the perfect spot to watch the sun go down.

The surrounding private garden, with children’s swings, and a hammock chair hanging from the signature walnut tree, is adjoined by a paddock where children can kick a football about or organise a game of family cricket.

The property has wi-fi internet connection and the house and gite each have English FreeSat satellite television and BluRay players with an assortment of DVDs and BluRay discs.

Belle Etoile is suitable for year-round use. Its deep stone walls keep it cool in summer and warm in winter. A wood burner in the living room, and oil-fired central heating heats the house, while the gite has its own wood-burner and very effective electric radiators.

The Farmhouse:

The living room is furnished with two large four-man sofas and a leather wingback armchair. The coffee table contains a large selection of board games. A 42” LED HD television has access to UK Freesat TV channels as well as a collection of DVDs and BluRay discs and surround-sound BluRay player. For you to play your music collection an iPod docking station is also provided. The writing desk houses the Orange internet router and wi-fi is available throughout the house.
The fully fitted farmhouse kitchen is furnished with every necessity including a kitchen table to seat 10. Please see below a full list of equipment and facilities.
Bedroom 1: The master bedroom has the original wooden floors. A six-foot square mahogany sledge bed offers more room than you can imagine for a good night’s sleep. Double wardrobe. The view from the window, across the courtyard and pergola, is of rolling countryside to the horizon.
Bedroom 2: One metal-frame double bed. Double wardrobe. The metal-frame single day-bed, with pull-out trundle bed, offers versatile accommodation for families with very young children. The view from the window, across the courtyard, pergola and boulodrome, is of rolling countryside to the horizon.
Bathroom 1: Washbasin. Lavatory. Roll-top enamelled cast-iron bathtub. Walk-in double shower.
Bedroom 3: The larger of the two loft bedrooms, Bedroom 3 is ideal for children. 2x single beds. Metal-frame single day-bed, with pull-out trundle bed.
Bedroom 4: is ideal for children with 3x single beds.
Bathroom 2: Washbasin. Lavatory. Walk-in corner shower.

The Gite:

Living Room: The first-floor open plan apartment, in a converted barn with its high pitched roof, is a fabulous studio space that has been tastefully renovated with retained original features such as oak beams and exposed stonework.
The fully fitted kitchenette is furnished with every necessity including a kitchen table to seat 6. Please see below a full list of equipment and facilities.
Bedroom 1 - The main bedroom in the gite has the wooden floors throughout. A king-size mahogany sledge bed offers luxurious comfort for a good night’s sleep. The half-height feature window incorporates the original barn door archway and offers a view across the garden, pool and rolling countryside.
En-suite - Bedroom 1 enjoys en-suite facilities including: washbasin, lavatory, enamelled cast-iron bathtub and walk-in shower. The south-facing window offers views across the garden and pool, and rolling countryside towards the Dordogne.
Bedroom 2 - The second bedroom in the gite has wooden floors throughout. Three single beds provide comfortable accommodation for adults or children.
En-suite - Bedroom 2 enjoys en-suite facilities including: washbasin, lavatory and walk-in shower.

The Garden Room:

Bedroom: The ground-floor self-contained bedroom, in the converted barn, is a beautifully refurbished quiet room with double bed.

Terms and conditions

1 General
1.1 In this Agreement any reference to the masculine includes the feminine.
1.2 This Agreement is made on the basis that the Property is to be occupied by the Tenant for a holiday as mentioned in the Housing Act 1988 [Schedule 1 paragraph 9] and the Tenant acknowledges that this Agreement shall not confer on the Tenant any security of tenure within the terms of that Act.
1.3 Where the Tenant comprises two or more persons obligations, expressed or implied, are deemed to be made by such persons jointly and severally.

2 The Letting
The Landlord hereby agrees to let the Property and the Tenant hereby agrees to take the Property for Term subject to payment of the Rent in accordance with the conditions stated within this Agreement.

3 The Property
3.1 The Property is the Property specified above and comprising:
• the Farmhouse – four bedrooms, two bathrooms
• the Gite – two bedrooms, two bathrooms
• the Garden Room – one bedroom, one bathroom
• the Games Barn – pool-table, table-tennis, table-football, darts, garden games.
• the Swimming-Pool
• the Pergola, Barbecue and Fire-Pit
• the Garden
• the Paddock, Courtyard and Boulodrome
3.2 The Property includes all fixtures, fittings and furniture and the items listed in the Inventory, both inside and outside.

4 The Deposit
4.1 The Tenant must pay the Deposit specified above to the Landlord with the Rent, to be held by the Landlord as security towards the Tenant's liability for any damage.
4.2 The Deposit shall be refunded to the Tenant as soon as reasonably practicable following the end of the Term (without interest) after deduction of such sums that may be due to the Landlord from the Tenant as a result of any breach of the Tenant's obligations.

5 Insurance
5.1 At all times throughout the Term the Landlord shall effect suitable building insurance cover for the Property and shall insure the Landlord's fixtures and fittings and the items listed in the Inventory against loss or damage by fire and any other risks he decides to insure against from time to time, with an insurance office of repute for the full cost of reinstatement.
5.2 The Tenant must not do anything, or fail to comply with any requirement, as a result of which any policy of insurance effected by the Landlord may become void or voidable or by which the rate of premium on any such policy may be increased.

6 Quiet Possession
6.1 The Landlord agrees not to interrupt or interfere with the Tenant’s right to quiet possession and enjoyment of the Property.

7 Underletting
7.1 The Tenant must not assign, underlet or part with or share possession or occupation of the Property or any part of it.

8 Use of Property
8.1 The Tenant shall use the Property for the purpose of a private holiday residence for the maximum of agreed persons specified above only and not for any other purpose whatsoever and the Tenant must not use the Property or any part of it for any improper, immoral or illegal purposes.

9 Advertisements
9.1 The Tenant must not display notices or advertisements in the windows or elsewhere on the Property.

10 Nuisance
10.1 The Tenant shall not (nor allow others to) cause nuisance or annoyance to the Landlord, other tenants or any neighbours.

11 Damage
11.1 The Tenant shall not (nor allow others to) cause any damage or injury to any part of the Property, fixtures or fittings or any of the items specified in the Inventory or any adjoining property.

121 Alterations to Property
12.1 The Tenant shall not (nor allow others to) make any alterations or additions to the Property or its decorations, fixtures or fittings or any of the items specified in the Inventory and the Tenant shall not (nor allow others to) remove any of the items specified in the inventory or any of the Landlord’s possessions, from the Property.

13 Maintenance
13.1 The Tenant shall keep any fixtures and fittings or any of the items specified in the Inventory in good repair and condition and must immediately notify the landlord of any damage to such articles and replace them with similar articles of at least equal value, reasonable wear and tear excepted.
13.2 The Tenant must not move any items of furniture from room to room in the Property and must replace in its original position any furniture that is moved within rooms.
13.3 The Tenant must keep free from all blockages and obstructions all baths, sinks, lavatories, cisterns or pipes. The property waste is serviced by a fosse (septic tank) so nothing other than toilet paper and natural human waste is to be flushed from the lavatories.

14 Outgoings
14.1 The Landlord must pay all the water and sewerage charges and any rates or taxes levied in respect of the Property.

15 Pets
15.1 The Tenant shall not keep or allow pets of any kind at the Property without the express written permission of the Landlord. If any pets are permitted, they must be kept under strict control at all times and must not be left unattended in the Property. The Tenant will be responsible for all damage caused by the pet.

16 Reporting Disrepair
16.1 The Tenant must report to the Landlord any disrepair or defect in respect of the Property or the fixtures and fittings or any of the items specified in the Inventory and report any failure of mechanical or electrical appliances.

17 Rights of Access
17.1 The Tenant must allow the Landlord, his agent or contractors access to the Property at reasonable hours during the day, to inspect the condition of the Property or to carry out repairs or other works to the Property that may be necessary during the Term pursuant to the Landlord's repairing obligations or to carry out maintenance of the appliances or to execute all work necessary to remedy the Tenant's breach of any covenant contained in this Agreement regarding repair, maintenance or decoration.

18 End of the Term
18.1 The Tenant must deliver up the Property at the end of the Term in the same clean state and condition it was in at the beginning of the Term, reasonable wear and tear and damage by insured risks excepted. Any necessary additional cleaning charges may be deducted from the security deposit.

19 Public Indemnity and public Liability
19.1 The Landlord does not accept any responsibility or liability for acts of omission of third parties, which may prevent or disrupt a Tenant’s booking.
19.2 The booking contract exists between the Landlord and the Tenant and is limited to the rental of the Property and associated facilities only. The information and descriptions supplied are believed to be accurate and are offered in good faith. It may be possible that certain facilities or features may not be available on occasions due to circumstances beyond the Landlord’s control for which the Landlord accepts no liability.
19.3 To the extent permitted by law, no liability is accepted by the Landlord for any injury, loss or damage to the Tenant, any member of the Tenant’s party or any visitor to the Property or any property belonging to the Tenant, any member of the Tenant's party or any visitor to the Property arising out of or in connection with the use of the Property or its facilities.
19.4 The Tenant is responsible for ensuring that all children are supervised by a responsible adult at all times, especially whilst in or around the Swimming-Pool or in the Games Barn.

20 Force Majeure
The landlord will not be liable or accountable for any unforeseen situations or unforeseen circumstances. This may be (but shall not be limited to) such situations as freak weather conditions; local or national or international industrial action or strikes; French government disputes; epidemic; or anything out of the ordinary.

NB. It is recommended that The Tenant purchases a travel insurance policy which should provide adequate cover for any costs incurred in the event of cancellation, as well as medical expenses and loss or damage to personal possessions.
