Les Petits Chênes is a typical Breton 'Longère design' Villa/Cottage with shuttered windows and granite detail. The house has three large bedrooms that can sleep 6, with two further single beds for use in the bedrooms if required, to sleep 8. It is located at the end of a cul-de-sac so is fairly quiet and is an easy 10/15 minute walk to the town, market, shops, and restaurants. The local beaches are also within walking distance or by car (2km/4km). Many different beaches nearby.

The house (240m²), built in 2002, has electric central heating and hot water, and is equipped and furnished to a very high standard. It has 4 bedrooms (Note: One bedroom and en-suite is used only by the owners - the OWNERS DO NOT USE the house when let). Utility costs, End of Stay cleaning, and the local 'Taxe de Sejour' are all included in the weekly price from April to October.

However as the number of visitors can vary up to 8 using 6 beds; the bed linen laundry costs are a small extra charge for each bed used (£20 double / £10 single per bed per stay).

Electricity charges are additional during the winter months. Normal start day is Saturday but may be changed on request, dependent on availability. Damage deposit of £350 will be returned, if no damage, after end of stay cleaning completed.

The entrance hall is very spacious, open to the roof beams and the upstairs mezzanine style landing. There is a separate WC off the hall. On the ground floor there is 1 large bedroom (king size double bed), with separate WC, and a large bathroom with bath, shower, bidet and washbasin unit. This bedroom opens onto a patio with table/chairs and external sun blind. Leading from the hall there is a fully equipped kitchen and utility room with access to the garden. The kitchen has an electric hob and oven, dishwasher, fridge/freezer, microwave etc. The utility room has a washing machine, tumble dryer, and drinks fridge.

The large lounge/dining area is accessed from the kitchen and the hall and has doors to the south patio with external electric sun blind and also doors to the west patio and pergola. There is a dining table to seat 8, lounge chairs, and a wood burning stove, tv for French and English programmes, wi-fi etc. There is a Mini Hi-Fi system for CD's and Bluetooth for music connections. Being South facing the lounge and patio enjoy many bright and sunny days.

There is an open tread staircase leading to the mezzanine style upstairs landing which overlooks the hall. Upstairs are 2 further large bedrooms with a shower room, bidet, washbasin unit and a separate WC. One bedroom has exposed beams and a double bed. The other bedroom has 2 single beds; there are a further two single beds with mattresses for use in this bedroom or the other upstairs bedroom. There is a delightful hall/landing with view to the garden and inside to the extensive hall area.

In the separate garage; outdoor table tennis, a gas barbecue, and two bicycles (Note: the other two 'electric assist' bikes are not available for use by visitors). There is also a cantilever sun shade for use, if necessary. To provide extra shade to the West terrace, this is best located, adjacent to the grass with the heavy base to the SW and the shade facing the pergola.

The garden is mainly lawn to the south, east and west with a number of areas to relax in, trees providing some shade. There is an outdoor table and chairs on the South patio and a set of rattan garden furniture on the West patio under the pergola (cushions in lounge). Further outdoor chairs, and games in the lounge. The garden to the front (north) provides parking for 3/4 cars.

Large south facing lounge/dining room with access to garden and patios. Electric window blind to south patio doors. Easy chairs, large rustic dining table, seating 8, and dresser. Wood burning stove and television (French and English). WIFI (free). Mini Hi-Fi system with Bluetooth.

Three bedrooms - one downstairs and two upstairs. Two double (one king size) and one with two single beds. Two further single beds are available for use in the upstairs bedrooms.

BATHROOMS:
Downstairs bathroom with bath, shower, washbasin vanity unit, bidet and separate wc. Upstairs shower, washbasin vanity unit, bidet, and separate wc. There is a further separate wc off of the hall.

HEATING:
Electric central heating and wood burning stove.

ENTERTAINMENT:
Tv (for French and English programmes), wi-fi (free), Mini Hi-Fi system with Bluetooth, telephone (outgoing - additional charge).

GARDEN and OUTSIDE:
Two terraces to south and west with electric sun blinds. Another south/west terrace under a pergola. Secluded garden with shrubs, mainly lawn, and shade provided by trees. Outdoor table tennis and gas barbecue in garage.

PARKING and GARAGE:
Large parking to front of house for 3+ cars and garage.

When you would like to book the property, contact us to discuss and we will send you a 'Booking Agreement Form' to complete and return to us. We will then send you your 'Booking Confirmation' and any further information that you may require.
Booking Terms and Conditions – Les Petits Chênes, La Trinité-Sur-Mer

PRO-FORMA

Your contract is with ALISON XXXXX (“we”, “us”, “our” and “ourselves” in these Booking Conditions) for the property known as LES PETITS CHENES, (full address to be added), 56470, LA TRINITE-SUR-MER, FRANCE (“the Property”). References to “you” or “your” or “yourself” are references to the person making the booking and all members of the holiday party.

These Booking Conditions form the basis of your agreement with us so please read them carefully. Nothing in these Booking Conditions affects your normal statutory rights.

COVID-19 VARIATION TO THESE BOOKING CONDITIONS:
Due to possible travel restrictions, sections 3 and 4 in these Booking Conditions (cancel or
amend) will be changed so as to provide for fairness. If, due to Covid-19 controls, UK or French
Government travel restrictions preclude travel within the UK and/or to France for the Arrival Date
resulting in your request to cancel the booking then the Initial Deposit and Rental Price including
Damage Deposit, if paid, will be reimbursed in full less a £30 administration charge. It is your
responsibility to manage the impact of any UK and/or French government restrictions imposed after
the Arrival Date and until the Departure Date.

1. Making your booking
When you book the Property with us you should return the completed Booking Agreement to us together with
your payment for the Initial Deposit of 25% of the Rental Price. Please note that the Initial Deposit is only refundable if you cancel your booking within seven days of receiving our written confirmation of your booking.
Once the completed Booking Agreement and the Initial Deposit have been received and accepted by us, we will issue you with our written Booking Confirmation. The agreement between us will only be formed when we send you our written confirmation and is subject to these conditions. We reserve the right to refuse any booking prior to the issue of our written confirmation. If we do this we will promptly refund any money you have paid to us.
You should carefully check the details of our written Booking Confirmation and inform us immediately of any errors or omissions.
We advise that each member of your party should be covered by travel/health insurance.

2. Paying for your booking
You should make by Bank Transfer to us your payment for the balance of the Rental Price and Damage Deposit at least eight weeks prior to the Arrival Date as set out in our written confirmation. If you do not make a payment due to us in full and on time we may treat your booking as cancelled by you.
We will hold the Damage Deposit to be applied against the reasonable costs of refurbishment or replacement of property, furnishings, fixtures or fittings. We will return the Damage Deposit to you within 14 days of the departure date, less any deductions in accordance with these conditions. Evidence and cost invoices will be provided to substantiate any deduction. We would like you to tell us of any damage/breakage not replaced.

3. If you cancel or amend your booking
If you need to cancel or amend your booking you must telephone us on the number shown on our written
confirmation as soon as possible.
You will also be required to confirm your cancellation in writing or by email to the addresses shown on our written confirmation. A cancellation will not take effect until we receive written confirmation from you.
If you cancel your booking within seven days of receiving our written confirmation, we will refund the money you have paid us. After such period, if you cancel your booking more than eight weeks prior to the Arrival Date, we will retain the Initial Deposit and refund the balance of any money you have paid to us.
If you cancel your booking less than eight weeks prior to the Arrival Date, we reserve the right to retain the Initial Deposit and the Rental Price. In these circumstances we will refund the Rental Price (less any additional costs incurred) to you if we are able to secure an alternative booking for the Property.

4. If we cancel or amend your booking
We would not expect to have to make any changes to your booking, but sometimes problems occur and we may
have to make alterations or, very occasionally cancel bookings.
If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your booking and, if it is necessary to cancel your booking, we will refund the money you have paid us.

5. Your accommodation
You can arrive at your accommodation after 1500 hours on the Arrival Date of your holiday and you must leave by 1100 hours on the Departure Date, unless confirmed otherwise by ourselves.
This is a non-smoking property and smoking within the accommodation is not permitted.

6. Your obligations
You agree to KEEP and LEAVE the Property and the furnishings, kitchen equipment, crockery, glasses, clean and in good condition (i.e. ready for the next clients to walk in).
You agree not to cause any damage to the walls, doors or windows of the Property.
You agree not to act in a way which would cause a nuisance, annoyance, or disturbance to neighbouring
properties.
You agree to take all necessary steps to safeguard your personal property.
You agree to take all necessary steps to safeguard yourself whilst at the property.
You agree that the maximum number to stay in the property will not exceed the number stated in the ‘Booking Agreement/Confirmation’ unless our permission has been given, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless it has been arranged in advance and it is shown on your confirmation.
You agree to allow us or any representative of ours access at any reasonable time during your stay for the purpose of essential repairs.

7. Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve difficulties properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence will usually enable shortcomings to be rectified straightaway.
In particular, complaints of a transient nature (for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence.
If any complaint cannot be resolved during your holiday, you must write to us with full details within 28 days of the end of it.

8. Our liability
Our maximum liability for losses you suffer as a result of us acting in breach of these conditions is strictly limited to the Rental Price paid to us.
Your booking is made as a consumer for the purpose of a holiday and you acknowledge that no liability can be accepted for any personal property losses, personal injury, or business losses howsoever suffered or incurred by you.
This does not include or limit in any way our public liability caused by our negligence, or for fraud or fraudulent misrepresentation; or for any matter for which it would be illegal for us to exclude, or attempt to exclude, our liability.

9. Law
The agreement between you and us is governed by English law and we both agree that any dispute, matter or
other issue which arises between us will be dealt with by the Courts in England.

#214. Amazing

We stayed for two weeks in Les Petits Chenes. From enquiring to booking to actually staying in the property, the owners, Alison and John, did do their best to ensure, as far as was in their control, that we would have a nice stay, which we certainly had. The house was amazing. Spacious, oozing a great atmosphere and extremely well equipped. As mentioned in earlier reviews, the property is suitably located within La Trinite, with shops, bars and restaurants, the harbour and beaches being in easy reach of a short walk. Access to walking and cycling routes as well as roads to nearby towns, villages and sights is also within easy reach.
Throughout our stay (and beyond), it has been very evident that Alison and John love welcoming guests into their French home and sharing the "Trinitain" way of life. Thank you to both of you for enabling us to have a lovely time in your home and in La Trinite.

#207. Fabulous place to stay

My partner & I stayed at Les Petits Chenes for two weeks. The house is well appointed and easy reach of the surrounding areas. The house was very clean and the kitchen was the best equipped that we have ever stayed in! The beds were comfortable and we very much enjoyed our stay. The harbour at Trinities sur Mer was within easy walking distance, approximately 10mins, which has many bars and restaurants. Carnac Plague is lovely and the supermarket there is excellent and about 10mins in the car. There is a fantastic large market that tours the local villages. We highly recommend this property to anyone thinking of staying in Trinities sur Mer.

#158. Perfect family beach holiday!

We really enjoyed staying in this home from home! There was plenty to keep everyone entertained in this beautiful house and garden and surrounding area. We enjoyed the easy walk down to La Trinite with its lively, thriving waterfront at all times of day and the local beaches are perfect for families. The house was light and airy, spacious and well laid out for our family plus grandparents. We had everything we needed and more.
