Description

The apartment being on the ground floor has its own patio and small garden. Inside there is one double bedroom and a “cabin” room with bunk beds which are suitable for 2 children aged 3 - 12 years. The open plan living/dining room has a well-equipped kitchenette area with fridge (with ice-box) combi-microwave, dishwasher, ceramic 4 burner hob, coffee maker, good selection of cookware, utensils, crockery, etc. An iron, ironing board and hairdryer are also provided. There is a 32” TV (which can only pick up a couple of English speaking channels), a DVD player with a selection of DVDs and cards/games etc for evenings. The bathroom has a bath with a shower over, washbasin and heated towel rail plus there is a separate toilet. For cooler evenings there are electric heaters in the main rooms. Although WIFI is not available in the apartment, it is available by the pool area and 4G has good reception here.
Outside the residence grounds extend to large open areas, woodland walks and an enclosed area containing a large pool and children's pool surrounded by a sun terrace
Being adjacent to the Canal du Midi there is easy access to miles of walking/cycling paths and quiet roads to explore. We are surrounded by vineyards so there are many local wines to sample from the local Minervois region and neighbouring Corbieres region. About a mile away is the pretty canalside village of Homps which has a small supermarket plus several restaurants and a few shops. For larger supermarkets, pharmacies, banks, local markets, etc the small towns of Azille, Olonzac and La Redorte are only a few miles away. Mediterranean beaches are less than an hour’s drive away as are the historic cities of Carcassonne, Narbonnes and Beziers. The Black Mountains are about an hour’s drive to the north with the Pyrenees about two hours to the south and there are also many ruined Cathar castles to explore in the area.

Directions

From Carcassonne airport take A61 as far as Trebes then D610 as far as turn left towards Homps but immediately turn left on to D606 signposted to Jouarres. From Lezignan Corbieres (just north of A61) take D611, then D610 towards Homps but just past Homps turn right then immediately left on to D606 as above.

The Owners shall not be obliged to offer the accommodation before the time stated and the Tenant shall not be entitled to remain in occupation after the time stated. The maximum number of people to reside in the Property must not exceed 4.
The Tenant agrees to be a considerate Tenant and to take good care of the Property and contents therein and to leave them in a clean and tidy condition at the end of the rental period. Although a final clean is included in our prices, the Owners reserve the right to make a charge to cover additional cleaning costs if the Tenant leaves the Property in an unacceptable condition. The Tenant also agrees not to act in any way which would cause disturbance to people resident in neighbouring properties.
The Tenant shall report to the Owners without delay any defects in the Property or breakdown in the equipment or appliances in the Property and garden and the Owners will make arrangements for repair and or replacement as soon as possible.
The Tenant agrees to ensure that members of his/her party act responsibly in the use of the shared facilities including the swimming pool.
Following receipt of the Booking Form and Booking Deposit (20% of the total rent due) the Owners will send a combined Confirmation of Reservation and Statement to the Tenant. This is the formal acceptance of the booking.
The balance of the rent plus a refundable £200 Security Deposit is payable not less than 56 days before the start of the rental period. If payment is not received by the due date, the Owners reserve the right to give notice in writing that the reservation is cancelled with the 20% deposit being forfeited. Reservations made within 56 days of the start of the rental period require full payment at the time of booking. The £200 Security Deposit will be refunded within 14 days after the end of the rental period, unless there is significant loss or damage to the property and/or its contents or it has been left to an unacceptable level of cleanliness.
In the event of cancellation within 90 days of the start of the rental period, the 20% deposit shall be forfeited but should the balance including the security deposit have been paid then this shall be refunded in full. Should the Tenant and his/her party leave the Property mid-stay for whatever reason then no refund will be payable other than the security deposit, if applicable. Therefore the Tenant is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc.
