From under your own "arcades" (medieval arches) experience the typical French village life. Villagers get a baguette from baker Alain, a piece of French cheese at the "épicerie" and the local farmers exchange the latest news on the village square. Across the square the glasses and cutlery tinkle on the delightful cool terrace of the village restaurant.
 
La Maison de Monsieur Calbet is located in a beautiful area which is also known as the Tuscany of France, which in spring and summer is packed with lively antique markets and bustling night markets.

The house dates from the 13th century and still has a medieval atmosphere. Recently, the house has been completely restored with attention to detail and attractively and comfortably furnished.

In the courtyard surrounded by medieval walls, the "cour", you will enjoy the southern French sun and shade in complete privacy. You will also find a refreshing plunge pool. You can relax in the lounge area, barbecue, or drink a delicious glass of local wine. In the evening you will enjoy the beautiful lights and the stars. If you prefer watching the typical French village life you can also sit down under your own arcades at the front of the house.

General conditions

1 Booking, rental rates and payment conditions

The booking is secured when the landlord has received the booking deposit of 30% of the rental price. 
The booking will then be confirmed by a rental contract, to be signed by both landlord and tenant.
The rental price includes bed linen, kitchen and bath towels, cleaning of the house on departure and electricity with a maximum of 30kWh per night. Extra electricity usage is charged at €0,15 per kWh.

2. The damage deposit is €300. The deposit will be refunded in full within 10 days after departure, assuming there are no damages. If there are any damages to be rectified the amount will be reduced and the return may be delayed.


2 Cancellation or early termination
1. If the tenant does not pay on time, or if the tenant cancels this contract before the arrival date and does not appoint a replacement tenant who accepts the same rental conditions, the tenant will have to pay the cancellation fees as indicated on the booking website. Exception: no cancellation fee is due to the landlord if the tenant is not able to travel for Covid-19 related reasons. In this case the amount paid by the tenant is reimbursed except for a cancellation fee potentially charged by the booking website.
2. If the tenant decides, for whatever reason, to interrupt his stay before the departure date, he’s obliged to pay the full rental price.
3. All notification of cancellation has to be done in writing. The date of cancellation is the date on which the landlord receives the document of notification.
3 The property
1. The property is non-smoking.
2. Children under 12 years of age are not allowed.
3. Animals are not allowed.

4 Obligations of the tenant
1. The tenant agrees to occupy the property personally and to use it in responsible way and to take care of it. The tenant also agrees to ensure he does not disturb neighbours.
2. The property shall not be occupied by more people than the number of people indicated in the rental contract under any circumstances, without prior written consent of the landlord. If appropriate, the landlord can claim a supplement to the rental price.
3. The tenant is responsible for any rental risks (fire, water damage, burglary, etcetera). The landlord will not take any responsibility in the event of incidents occurred in the house or on the property during the rental period. In the event of an incident the landlord will claim damages directly to the tenant. Therefore the landlord strongly advises the tenant to take out full insurance against rental risks.
4. The tenant is responsible for any damages to the property, the furniture, the equipment, the inventory or other accessories relating to the property, caused by himself or by any other person of his party or visiting him. Any necessary repairs caused by negligence or bad maintenance during the rental period will be at the tenant’s charge. If necessary, the landlord has the right to receive from the tenant the total replacement cost of any objects, furniture or materials which are broken, cracked, chipped or otherwise damaged and whose usage has exceeded normal use for the duration of the rental period.
5. Any defect or damage has to be reported to the landlord immediately.
6. The tenant must permit access to the property when this is requested by the landlord or his representative, for example to perform repairs.

5 Engagement of the landlord
1. The landlord engages himself to make the tenant’s stay as pleasant as possible and will do everything possible to deal with any nuisances that may occur. The landlord cannot be held responsible for fortuitous events of force majeure, natural disasters, acts of vandalism or other nuisances that may interrupt or disturb the tenant’s stay.
